Even if you know what you can afford, a preapproval letter from a lender signifies how much the lender is willing to lend you for your home purchase and that you qualify for a home loan.    
Plus, most offers may not be considered without providing a preapproval letter with your offer.

 Home inspection

The primary purpose of hiring a home inspector is to protect your financial interest. The most important part of an inspection is to look at the major components of a home (roof, windows, heating/air conditioning, plumbing, wiring, structural, water damage), for issues that would be expensive to fix that would alter your decision to purchase the home. 

Depending on the market climate, minor cosmetic issues if noted in the report, may not be worth losing the purchase of a home over the hassle of $30.00 fix.

Save the negotiations for big ticket items.

When touring a home, you should be looking at the room size, amenities, floor plan, yard space, etc.  So, don't waste your time, knocking the seller's purple polka-dot bedroom decor. Focus on your lifestyle needs.

Potential buyers most likely will do a drive-by or check out your house on line first.  Yes, people do judge a book by its cover, so trim bushes, mow grass, plant flowers and make sure your front entryway is inviting.
